3 Things Your Title Company Does NOT Want You to Do When in Contract to Buy a Home

The home buying process can be stressful, from finding the perfect home to planning the move, and securing the loan. A few simple “Don’ts” can help you avoid pitfalls with your lender leading up to the closing. Most importantly, remember that your credit and finances will be monitored right up until your loan closes. Here are three things you should not do when in contract to buy a home. 

1. Don’t Take On New Debt

One of the primary ways lenders measure your ability to manage monthly payments to repay the money you plan to borrow for your mortgage is by evaluating your debt-to-income ratio. The ratio is calculated by dividing your monthly debt payments by your gross monthly income. 

Keep in mind that even after you are pre-approved for a mortgage, it is likely that your lender will run your financials two or three more times before closing. So this is not the time to buy or lease a new car or take out a loan for improvements on your new home.

2. Don’t Mess With Your Credit

Just like you shouldn’t take on new debt, resist the temptation to open new credit cards until after your closing. Your credit score can impact how your lender evaluates you for a mortgage loan, and applying for new credit, or even co-signing for someone else can negatively impact your credit score. 

Similarly, it is best to resolve any errors in your credit, or consolidate or close credit accounts, prior to beginning the home buying process. And be sure to stay current with bill payments, as late payments can impact your credit score as well. 

3. Don’t Change Jobs

Even if it is a move for the better, don’t change jobs prior to closing. Avoid a change in job status that will cause a lender to question your financial stability. If a job change is necessary, discuss it with your lender in advance to be sure there will not be any repercussions. In fact, communication is key all around during the home buying process. Be sure that you are readily available to answer any questions or address concerns.
